Florianópolis airport is just a 30-minute drive away. Free parking is available at the property. Public transportation is efficient, but we recommend renting a car to explore the region with ease. Supermarkets and shops are a short walk away.
The guest declares himself aware of the rules and agrees to be charged the amounts described above at the time of booking and, by booking, he agrees to the rental agreement.
General Rules:
-Quiet time from 22:00 to 9:00
-We need a photo of all guest identification documents for the Tenant Register.
-Don't make excessive noise or play loud music
-Respect the maximum road speed limit.
-The accommodation gate must always be kept closed to prevent animals and people from entering.
-Responsibility for Supplies and Consumer Items: Guests are responsible for the purchase of supplies and consumer items during their stay.
-Beach Towels and Extra Towels: We inform you that we do not provide beach towels or extra towels without prior booking.
-Park at the indicated location only or the one closest to your accommodation. Use only the vacancies in the house/apartment. If you have more cars, park in a permitted public place.
-For short stays, use is restricted to the towels and bed linen provided, one for each guest. If additional towels or bed linen are used without prior authorization, a fine of R$450.00 will be charged. To hire more bed linen and towels, it is necessary to request and check availability.
-Early Check-in and Late Check-Out Request: Guests must be aware that the request for early check-in or late check-out is subject to availability and must be requested in advance.
-Prohibition of Prohibited Substances and Smoking in Designated Areas: The use of illegal substances and smoking in areas not designated for this purpose is expressly prohibited. We emphasize that violations of this policy will result in a fine of R$250.00, in addition to the application of a fine by the condominium in case of smoking in unsuitable areas.
-Due to the preparation, maintenance and cleaning time, we do not make check-in and check-out flexible as a rule. Consult us in advance for flexibility. Fees will be applied to the daily rate for early check-in or late check-out.
-When booking, the guest is aware that the Internet supply, TV signal, water and electricity may be interrupted depending on the region, weather events, and/or the operator/dealership and that this does not imply the termination of the contract or the return of amounts, since these are events beyond the control of the rental company.
-In addition, given the location of the property, maintenance and repair services will be provided during business hours and will depend on the availability of local suppliers. If no repair is found to be carried out, the supplier's visit will be charged.
-All visits are considered guests of the reservation and must be registered. Subject to an extra guest charge. Extra guest fee R$250.00 per day or, or another to be confirmed by the host, in case of non-registration or non-compliance and if there is no other fee registered on the platform. This does not tacitly authorize.
-If garbage is not removed, a garbage removal fee of R$100.00 will be charged.
-In case of loss of keys, tags, other controls and the like, the amount of R$150.00 will be charged for each lost item.
-Close the house, windows, and doors before leaving.
-Use only the vacancies in the property, if it has one and as indicated in the check-in instructions.
-Turn off appliances and air conditioners, without removing them from the outlet, before leaving.
-Items forgotten in the house must be reported within 24 hours and will be in the possession of the rental company for a maximum of 5 days. And the cost of shipping and travel for shipping will be borne by the guest, if desired. We are not responsible for items left in the house. The item may be discarded.
-The use of the property for commercial purposes and image production is not allowed without prior authorization and contracting with the owner or its administrator, under penalty of a fine of R$5,000/day, exclusion of images, losses and damages, and loss of profits.
-The guest must provide the estimated time of arrival and departure.
-In case of unauthorized parties and the like, a fine of 70% of the reservation amount will be charged, in addition to losses and damages and condominium fines, if any. This fine will apply if there is no event policy at the property. If there is an event policy at the property, it will be worth the highest amount as a fine.
-The guest must request the condominium rules, if applicable, upon arrival at the place. Any possible non-compliance with condominium rules will be borne by the guest or reimbursed by the guest.
-The use of extra linen (bed and bath) will be charged.
-It is forbidden to violate the owner's closet.
-Parties will be allowed, if booked and arranged with the host.
-Don't feed the animals without our knowledge.
-Children are not allowed without parental or guardian supervision.
-The space has a series of dangers for children, such as a stove, fireplace, spiders, heaters, rural and even wild animals, among others. Be responsible, please. We've never had problems. Normally children love to go to the place, but we ask everyone to be extremely cautious with the items indicated. We are not responsible for damages, injuries, and the like. Too little care is needed.
-Any damage or loss to the property, we ask for immediate notice to arrange for repair or replacement.
- Don't throw garbage in the toilet.
-Do not wet the floor or furniture, if wet it dries immediately.
-Calls from service providers without any problem found in the property will be paid as a visit and deducted from the deposit or paid for reimbursement to the guest.
Pool:
-We have a scheduled pool attendant's visit to the property. It will enter through the outside of the property and will not affect the guest's stay. (There is no specific time for the service).
Garden:
- We have trips from the Gardener to the property. It will enter through the outside of the property and will not affect the guest's stay. (There is no specific time for the service).
Pet Policy:
-We accept pets, upon consultation. The host has the option of not accepting the request. Pet cleaning fee R$150.00, at least, per pet and every 7 days.
-The pet must behave well, especially in relation to basic needs, and must carry its diaper or hygienic mat, and it must also behave well in relation to damage to furniture or to floors and objects.
-The pet must walk on a leash in common areas.
-The pet should not sleep on beds and sofas. If possible, protect the place with your own blankets.
-Commonly used items must be shared with urbanity and rotation.
-Keep common areas clean and free of trash.
Any lost bed or bath linen will have an amount to be charged. Here is the list of values:

- Damage Liability: As a guest, you are responsible for any damage caused to items present on the property during your stay. This includes accidental damage or damage caused by negligence. We will make a fair assessment of the damage and charge the amount necessary for repair or replacement.

-For other items, an item equal to or similar to it will be quoted and sent by message/chat beforehand for the guest's knowledge.
-Damage Collection: If damage occurs to any item, you agree to authorize the collection of the amount corresponding to the repair or replacement directly by discounting the amount of the deposit or through insurance from the platform where the reservation was made. We will do this in a transparent manner, providing vouchers and details about the costs involved. Damages are first deducted from the security amount, if the amount is insufficient the difference will be charged by the platform or directly.
Safety device:
-The guest is aware that we have security cameras on the property in EXTERNAL areas and cannot cancel the reservation, for this reason.
Notice: The condominium area has 24/7 security cameras, recording audio/image with motion. Prized privacy, without cameras in private spaces. Location: multiple external ones.
Long Stay Rules:
-For stays longer than 28 days, in addition to the rules above.
-A deep cleaning fee is included when leaving the place (updated at the time, if the reservation is longer than 90 days) + platform fee (automatic).
-After leaving, we will collect all bed linen, towels and rags for the professional laundry. This will be charged after departure so that they are cleaned as they were delivered at the beginning of the rental.
-Consumption amounts (electricity, etc.) must be reimbursed if they exceed R$200.00 within a period of 28 days.
-The daily rate already includes: Rent, condominium, property tax, garbage tax, internet, furniture and utensils available in the property and 2 sets of bed linen and towels.
-It is mandatory to hire a cleaning every 15 days of the place for the maintenance of the property. It is not included in the daily rate. Consult the value at the time.
-The reservation time will be considered a rental term, and there will never be an indefinite rental period.
-The host and owner have the right to cancel the reservation/rental at any time, and the amount of the remaining and future days of the reservation will be refunded in full in this case.
-The guest must register visitors and obtain authorization from the host, subject to an extra guest charge. We will send the charges, in case of non-payment it is subject to cancellation of the reservation.
